When an agent is acting as a Listing Agent they are dealing with sellers, and are the ones who will list a property for sale on the Multiple Listing Service.

When an agent is acting as a Selling Agent (also Buyers’ Agent) they are dealing with the homebuyers. They will sell the homes (which have been placed in the MLS) via the listing agents.
